Overview

Everlan of Clemson is located in the heart of the vibrant Patrick Square planned community in Clemson, SC. Patrick Square is a master planned community in the heart of Clemson and features a town center style development with high-end housing surrounding restaurant, retail, office and hospitality options. Dominion has worked for years with the master developer of Patrick Square, first developing the highly successful Dominion Senior Living of Clemson, an assisted living and memory care community in 2019. Harnessing the success of the greater development and seeking to provide a luxury option for senior independent living residents, Dominion purchased additional acreage in the development and created Everlan of Clemson, a70-unit luxury independent living community featuring leading amenities and award-winning hospitality programming.

Leveraging the success of our sister property next door, Dominion Senior Living of Clemson, Everlan seeks to provide an active, vibrant, and luxurious residential option where residents can age in place or utilize a continuum of care.

The Work

Develop a high-end luxury independent living community that seamlessly blends with the architectural uniqueness of the greater Patrick Square community. Leveraging the success of our sister property next door, Dominion Senior Living of Clemson, Everlan seeks to provide an active, vibrant, and luxurious residential option where residents can age in place or utilize a continuum of care. Dominion served as developer, owner, manager (through our Dominion Senior Living platform) and contractor for the project, working with a team that included the developers of Patrick Square. Dominion spent $25 million creating a landmark project, providing studio, one and two-bedroom residential units along with common areas to carry out the hospitality programming including multiple dining options, a lounge and full-service bar. Additional amenities include outdoor living spaces, fitness facilities including weight and cardio rooms, theatre room, game room and spa. Dominion’s internal management company, Dominion Senior Living (DSL) was consulted at every step of the process and provides property management services and community engagement. Dominion continues to provide asset management services to the project, ensuring its successful execution.

The Results

Leveraging our vertical integration in development, construction management, property management, and asset management, Everlan of Clemson has achieved returns exceeding 40% on the cost to the company.
