Overview

Originally purchased by Dominion in 2009, The Grove at Enon Springs provided an opportunity for Dominion to acquire and renovate the well-located community, while the site provided additional acreage for community expansion. During its ownership of the property, Dominion has executed several rounds of renovation and added additional units, establishing The Grove as a market leader in Smyrna.

Strategy

A full re-imagination of the community included an interior and exterior renovation of the existing units, along with the addition of46 phase II units and additional amenities to make The Grove the desired choice among residents in the Smyrna market. The community sits in close proximity to strong retail, entertainment, employment and educational options, making it a highly desired location for residents. The Grove offers quality, attainable housing at multiple price points, serving the needs of residents in the rapidly growing Nashville submarket.

The Work

Dominion served as the developer, owner, asset manager, and contractor, investing nearly $10 million in the renovation and construction of new units on the property. Additional amenities include a new pool, fitness facilities, including weight and cardio rooms, and a renovated community space. While serving as the asset manager, Dominion engaged RAM Partners to provide management services for the property. This partnership has been highly successful, leading to consistently strong occupancy and financial performance. Dominion continues to provide asset management services to the project, ensuring its successful execution.

The Results

The Grove highlights Dominion’s ability to see and create value in a property, bringing it to its highest and best use. Our team worked creatively to create and execute upon a strategy to bring life to The Grove, utilizing every aspect of our vertical integration to design, construct, manage and asset manage the project to a successful outcome. The Grove is expected to deliver a 50%+ return on cost to the company as an asset the company intends to hold for the long term.
